Why wouldn’t I just my home with a real estate agent?


There are a number of situations where listing your property with an agent may not be possible or desirable.

You have little or no equity.

If you were to list it, you would end up paying (out of your own pocket) a large commission for listing and selling your home (average commission paid on a Queens home is about $10,000!). This can occur if you only recently bought your house, especially if it was with a high-ratio mortgage, or you have unfavorable terms in your mortgage such as an excessively high interest rate.

You are behind in your mortgage, or want to stop making double mortgage payments.

Real estate agents cannot guarantee when they will sell your house after they list it. You simply hope they sell it quickly and you can cash out. Unfortunately, you continue to “bleed” financially because you have to continue making mortgage payments while you wait. If you are behind in your mortgage payments, we can make them up for you and then take over the mortgage payments. If you are current in your payments, we simply take over mortgage payments. We are able to make your mortgage payments because we are principals investing in your home.

Your home needs repairs or maintenance.

You are concerned that your home will not sell quickly enough or that there will be few buyers because it needs minor or major repairs, but you don’t have the financial resources to do the repairs. Because we are investors, we are able to buy your home and fund the necessary repairs.

We guarantee to end your payments.

Real estate agents are unable to guarantee when they will sell your house after they list it. We are able to contractually make financial guarantees to you so that you’ll know how and when we will make your payments. You will also know how much and when you will receive your upfront cash, and what the purchase price of the home is. This will put you in a better and safer financial situation to “move on” to your new home.

What if my home needs repairs or maintenance?

We will consider looking at properties in any condition, regardless of what kind of repairs or maintenance may be required on the property. In most cases, we will arrange for the repairs to be made so that you don’t have to worry about arranging contractors, getting estimates, etc.

Why are you in the market to purchase homes?

Our company is always looking for homes to purchase so that we can add them to our inventory of rental and rent-to-own properties. Once we purchase your home, we work with home buyers that may not qualify for a conventional mortgage. As a result, we help put homebuyers into a house that normally couldn’t do so on their own, making it a truly win-win situation for everyone involved.

How do you determine what you can offer on my home?

We take a number of factors and variables into consideration when determining an offer or proposal on a particular property, including:
- cost of needed repairs, deferred maintenance and cleaning
- holding costs of investing money to repair it and sell it
- overall condition and desirability of the neighborhood
- expected value of the house after our repairs and maintenance
- a reasonable minimum profit on the investment we make.

Once we gather all this information, we’ll offer you the most we can pay for your house. Then, if you want to sell, we’ll proceed. If not, we’ll part friends and with no hard feelings.

What if I am behind on my payments?

There is nothing worse that can happen if your home goes into foreclosure - the damage to your credit lasts for years and can cripple future credit and borrowing capabilities. If you are already behind on payments, it is essential that you act quickly to resolve the problem. We can help you if you are behind on payments as long as you get in touch with us immediately so things don’t get worse!
